1. Cancellation (flexible rate)
Free cancellation up to 7 days before arrival. Between 7 and 2 days before, 50% is retained. In the last 48 hours, the full amount. If you have a serious unforeseen issue (documented illness, bereavement) contact us — we're reasonable.
2. Cancellation (moderate rate)
Free cancellation only up to 30 days before arrival. The moderate rate is 10% less than the flexible one.
3. Payment
A 50% deposit at booking, balance on arrival. We accept bank transfer, PayPal, and cash.
4. Tourist tax
The Municipality of Poggiardo does not currently apply a tourist tax, so no city tax is payable.
5. What's included
The rate includes: accommodation, bed and bath linens, Wi-Fi, air conditioning, parking and use of the equipped kitchenette. It does not include: dinners, experiences, additional services.
6. Check-in / check-out
Check-in: 15:00–19:00. Check-out: by 11:00. For out-of-hours arrivals contact us at least 24 hours in advance. All adult guests must present a valid ID document at check-in (Italian law T.U.L.P.S. art. 109).
7. House rules
No smoking inside the apartment. Pets are not allowed. Quiet hours from 22:00. No parties or private events without prior authorisation.
8. Liability
The Controller is liable for damages caused by wilful misconduct or gross negligence under Italian Civil Code arts. 1783-1786. Safekeeping valuables in the in-room safe is recommended.
9. Jurisdiction
Any dispute is subject to the jurisdiction of the Court of Lecce, without prejudice to the consumer's forum where applicable.
