Before booking
Is breakfast included?
Yes. Home-made breakfast every morning, 8 to 10:30, under the pergola (or in your room, if you prefer): fresh-baked bread, garden jams, seasonal fruit, Salento pastries like the pasticciotto, eggs, local cured meats and cheeses. Vegetarian and gluten-free on request.
Can I book a single night?
Yes — especially out of high season. In July and August we ask for at least two nights (three on weekends) so each stay has time to actually relax.
Do you have accessible rooms?
One of the ground-floor rooms has step-free access and a larger bathroom. It isn't legally certified 'accessible', but many guests with reduced mobility have stayed without problems. Write to us before booking and we'll explain in detail.
Do you accept pets?
Yes — two of our rooms (Baia dei Turchi and Salento Vista) are pet-friendly. No extra fee, but please tell us when you book, and bring your pet's bed or blanket.
How many guests per room?
Between 2 and 4 guests per room, depending on the room. Each room's exact capacity is on its detail page. For larger families we can sometimes combine two adjoining rooms.
Can I book for a group or private event?
We can rent the whole property out for groups of up to 11. For weddings, retreats or small private events, write to us and we'll work out the right format.
Arrival & check-in
What time is check-in?
Check-in 15:00 to 19:00. Check-out by 11:00. If you arrive earlier or later, message us on WhatsApp and we'll sort it — usually no problem.
How do I get there from Brindisi or Lecce?
From Brindisi (BDS) it's about 90 minutes by car; from Lecce, 50 minutes. Public transport isn't great here: the train gets you to Maglie or Otranto and you'll still need a taxi and a rental car. We can arrange a private transfer.
Is there parking?
Yes, free, on the property. Covered spot reserved for the Otranto Suite.
Can I drop my bags before check-in?
Always. Drop your bags on arrival and head out for the beach or whatever you have planned. We'll bring them up to your room as soon as it's ready.
What do I need at check-in?
An ID document for each guest (children included) — it's a legal requirement. EU IDs and passports are both fine.
During your stay
Does the Wi-Fi work well?
Yes, fibre into every room. It handles work calls and streaming. If anything fails we'll get you reconnected in two minutes.
Is air conditioning included?
Yes, in every room, electricity included in the price. We just ask that you don't run it with the windows wide open.
Is there a shared kitchen?
No, but two of our rooms (Baia dei Turchi and Salento Vista) have a kitchenette. For long evening meals together, there's our home dinner, twice a week.
Can I smoke?
No smoking inside the rooms — out of respect for the next guests. The terrace and garden are fine; please use one of the ashtrays.
Is the room cleaned daily?
Towels swapped on request, sheets every four nights — sooner if you ask. Daily cleaning happens at check-out, or whenever you ask us to.
Payment & cancellations
Can I cancel?
Yes — up to 7 days before arrival, no fee. From 7 to 2 days before, we keep 50%. In the last 48 hours, full amount. If something serious happens, talk to us — we're people.
When am I charged?
Standard rate: 30% on booking, the rest on arrival. Flexible rate: full amount on arrival, but cancellation only up to 30 days before.
Do I pay a tourist tax?
Yes — the tourist tax is applied by the Municipality of Poggiardo according to current rates (children under 14 and stays beyond 7 consecutive nights are exempt). The exact amount per person/night will be communicated at the time of booking. Paid in cash at check-in.
What payment methods do you accept?
Credit card (Visa, Mastercard, Amex) and bank transfer for the booking. At check-in we also accept cash.
Services & area
How far are the beaches?
Closest beaches are 15 minutes by car: Porto Badisco (small, quiet), Santa Cesarea Terme (clear water), Otranto (more lively). The famous Baia dei Turchi is 25 minutes away.
Do you host dinners?
Yes — two evenings a week (Thursday and Saturday) we open the home kitchen for guests who want to taste Salento family cooking. Five courses, wine included, from €45 per person. Maximum 8 guests.
Do you recommend restaurants?
We have a hand-written map in your room with the places we actually go: three honest trattorias, a pizza-by-the-slice place for evenings, two for fish. We share the names in person — we'd rather not put them online.
Do you rent bikes?
Not us, but there's a rental shop 5 minutes away — fair prices, city bikes and e-bikes. Book through us for a 10% discount.
What is there to do in the area when it rains?
Otranto under a grey sky is beautiful (try it). The Lecce museum, the Castellana caves, Acaya castle. If it really pours, we have books, vinyl, and a kitchen that always smells of something.
